Online SMS Property Sharing Agreement

This Property Sharingl Agreement ("Agreement") is made effective as of date of the agreement between SMS Novel Interactive, hereinafter referred to as Principal Renter and the purchaser, hereinafter referred to as "Tenant."
 
Property: SMS Novel agrees to rent to the Tenant the property located at the agreed upon location (the "Property").
 
Weekly Rent: The total monthly rent weekly due for the Property is $499.99. This amount is payable in bi-weekly installments of $125, to be paid every two weeks upon signing up for rental. bi-weekly payment service must be approved by Paypal to receive bi-weekly option. (See information below)
 
EXAMPLE PAYMENT SCHEDULE
$125 PAYMENT - 5/8
MOVE OUT - 5/15
$125 PAYMENT- 5/22
$125 PAYMENT - 5/29
$125 PAYMENT- 6/6
 
Move-out: The Tenant agrees to vacate the Property no later than 1 11m EST on the 7th day from the move-in date.
 
Security Deposit: No security deposit is due.
 
Term: The initial term of this Agreement begins 48 hours after signing the agreement.
 
Use: The Tenant shall use the Property only for residential purposes and shall not use the Property for any illegal, improper, or immoral purposes. No overnight guests, illegal drugs, loud music, or parties or gatherings after 12 midnight may take place.
 
Pets: No pets are allowed on the Property without the Landlord's prior written consent.
Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the state, and any legal action arising out of this Agreement shall be brought in the courts of the preceding county.
 
Entire Agreement: This Agreement contains the entire understanding between the parties and supersedes all prior agreements and understandings, whether written or oral.
IN WITNESS WHEREOF, the parties have executed this Agreement as of the date first above written.
 
FURTHER AGREEMENT OF PROPERTY SHARE
The customer agrees to one room, and access to the home, with the host. No more than two people stay at a property at once.
 
TERMS OF BI-WEEKLY PAYMENT APPROVAL:
No credit or background check is required.
